VA, FHA and USDA Loans
Home financing does not have to require a large down payment.

-VA loans require no money down for qualifying veterans. With these loans, the closing costs must be paid by the buyer.
-FHA loans require only a 3.5% down payment. With these loans closing costs can be covered by the seller, lender, or the buyer. FHA loans also offer low interest rates, with various program options.
-USDA Loans are government-insured 100% purchase loans with no down payment required. This makes home ownership much easier for individuals and families lacking funds to make a down payment. These Loans are only offered in rural areas and offered through third party lenders. (Federal funding for this program may or may not be available, please consult your home loan consultant)

Gifting
A down payment can be gifted to the buyer. Fidelity Funding allows a percentage of the purchase price to be gifted to the buyer. A family member can give you money to cover your down payment or closing costs. Friends unrelated to you cannot provide the gift. Also, the gift must not require repayment (like a loan). If you are receiving a gift, Fidelity Funding will ask you to complete a gift letter which describes your relation to the provider and the amount you are receiving.
